Moving to the village before winter: where to find a house for 100−200 thousand UAH

In some Ukrainian villages, houses with a plot can be bought for 70−215 thousand UAH; in September 2026 the market had offers from 67 thousand UAH to over one million UAH. The price depends on the region, area, condition of the property and distance to major cities.

Prices for rural houses and specific listings

The cost of a rural house ranges from several tens of thousands of hryvnia to several million. For example, in September 2026 in the village of Yatranivka in Cherkasy region a house of 33 sq. m was offered for 85 thousand UAH, and in the village of Nahirna in the same region a 50 sq. m house for 90 thousand UAH.

There are pricier options: in the village of Yakhny in Kyiv region a 100.5 sq. m house was listed for 900 thousand UAH, and in Moshny in Cherkasy a 70 sq. m house was valued at approximately 1.12 million UAH.

Where the lowest prices are found and examples of listings

The lowest prices are more often found in small remote villages where demand for property is lower. In Khmelnytskyi region in September 2026 rural house prices started at 67 thousand UAH.

Other examples: in Volyn, in the village of Pryvitne half a house of 50 sq. m is being sold for 150 thousand UAH; in the village of Lukivka in Kovel district a house with a 50-sotka plot, a well and outbuildings is being offered for 5 thousand euro (approximately 215 thousand UAH), while a similar option in the village of Rykovychi costs 179 thousand UAH.

Why houses near big cities are more expensive

Prices rise the closer a property is to major cities: buyers are willing to pay more for the chance to live in a private house while using urban infrastructure, commuting to work or taking children to school. This is reflected in market listings in suburban villages.

For example, in Kyiv region in Lebedivka a 182 sq. m house is for sale for approximately 6 million UAH, while in Velyka Motovylyvka a 110 sq. m house is asking around 3.8 million UAH. Low prices in other villages often go together with the need for repairs and the absence of some utilities.
