A one-room flat in Pechersk now costs 32 095 UAH per month. Take a salary of 37 500 UAH. After paying the landlord, only 5 405 UAH remain in your pocket. From that you still have electricity, water and heating to pay for, and we won’t even mention food yet. In Uzhhorod the situation is even harsher. The median rate for a one-room flat there in autumn 2026 reached 36 000 UAH, which is 118% of the city’s median salary, so someone on a typical income wouldn’t even have enough for a single month.
Here’s how the breakdown looks in the three districts with the highest prices:
| Location | Rent per month | Average salary in the city | Share of salary spent on rent | Remaining |
|---|---|---|---|---|
| Pechersk district, Kyiv | 32 095 UAH | 37 500 UAH | 86% | 5 405 UAH |
| City centre, Ivano-Frankivsk | 24 144 UAH | 30 000 UAH | 80% | 5 856 UAH |
| Halytskyi district, Lviv | 25 109 UAH | 33 000 UAH | 76% | 7 891 UAH |
Interestingly, the centre of Frankivsk is cheaper than Lviv’s Halytskyi district — the difference is almost 1,000 hryvnia. However, wages in Lviv are higher, and after paying for the flat you have roughly 2,000 UAH more left in your pocket there. Cheaper rent doesn’t necessarily mean living will be easier.
How much does a one-room flat cost in different Ukrainian cities?
Among cities, Uzhhorod takes first place, followed by Lviv and Frankivsk. Surprisingly, Kyiv is only seventh in the snapshot for the third quarter of 2026. Lutsk, Vinnytsia and Ternopil rank above the capital. The median there is 1,000 hryvnia higher.
| City | Median rent per month | Share of local median salary |
|---|---|---|
| Uzhhorod | 36 000 UAH | 118% |
| Lviv | 24 800 UAH | 76% |
| Ivano-Frankivsk | 22 500 UAH | 76% |
| Lutsk | 18 000 UAH | 67% |
| Vinnytsia | 18 000 UAH | 65% |
| Ternopil | 18 000 UAH | 62% |
| Kyiv | 17 000 UAH | 45% |
Why does rent take 45% of salary in Kyiv, but 86% in Pechersk?
It all depends on what you’re comparing. The 45% figure comes from taking the median price for a one-room flat across Kyiv and dividing it by the city’s median salary. The 86% uses only Pechersk and divides by the average Kyiv salary. The difference between those rates is 15 095 UAH per month, which, you must agree, is substantial. So when your search filter is set to “Pechersk”, don’t rely on the city-wide 17 000 UAH figure.
Which cities have rent under 10,000 UAH?
There are such cities, though the choices are limited. In the same quarter the median was 9 500 UAH in Kharkiv, 7 000 UAH in Zaporizhzhia, 6 000 UAH in Sumy and 4 350 UAH in Kherson. Kharkiv has more than doubled in price over the year (+111%). Even so, it’s far from capital-level prices. The difference with Kyiv is 7 500 UAH per month.
How much money should you prepare for moving?
This is where people most often make mistakes. They count only the monthly rent, but on the day the contract is signed the sum can end up twice, or even two and a half times, as large.
How much will you have to pay to get the keys?
Suppose you’ve found an option for 18 000 UAH. The owner wants the first month in advance plus the same amount as a security deposit. If a realtor showed the flat and you agreed a half-month commission, add 9 000 UAH.
| What you pay for | Directly to the owner | Via a realtor under the example’s terms |
|---|---|---|
| First month’s rent | 18 000 UAH | 18 000 UAH |
| Security deposit | 18 000 UAH | 18 000 UAH |
| Realtor commission | 0 UAH | 9 000 UAH |
| Total before moving in | 36 000 UAH | 45 000 UAH |
What to clarify about the security deposit?
Ask directly when the owner will return the money and under what circumstances they might keep part of it. Want the deposit to be counted as payment for the last month? Agree that before signing, and make sure the clause is in the contract, not only verbal.
How to understand which of two flats is actually cheaper?
The price in the ad itself says little. Before deciding, check three things.
- Rent plus utilities. With an income of 30 000 UAH a flat costing 18 000 UAH eats up 60%. Add 2 500 UAH in utilities — and housing already accounts for about 68%, leaving 9 500 UAH for everything else.
- Transport. An option for 16 500 UAH may seem better than one for 18 000 UAH. But if travel from the new address costs 1 000 UAH more per month, the saving shrinks to 500 UAH (assuming utilities are the same).
- The winter bill. An autumn invoice says little about what you’ll pay in freezing weather. Ask for a January or February bill — that’s where you’ll see what to budget for the heating season.
