An investment offer has appeared in the InvestMarket catalogue — the S1 Poznyaky unit fund, which pools investments in 80 apartments in Kyiv. The fund’s assets cover 2,828 m² in an income-generating building next to Srybnyy Kil Lake and a 2‑minute walk from the Poznyaky metro station.

Fund assets and building infrastructure

The fund is formed of 80 apartments in the S1 Poznyaky income-generating building. The building includes a coworking space, a gym and a children’s room; the ground floors accommodate supermarkets, coffee shops, a dental clinic and pharmacies.

An equipped shelter is available on site. The property is managed by S1 Property, which handles resident sourcing, move-ins and the facility’s technical maintenance.

Investment terms and expected returns

The fund’s target annual return is 9% per annum in US dollars; actual returns may vary depending on the time of entry. The minimum initial investment is 1,000 UAH, and the fund’s term runs until 14 September 2036.

During construction, returns are generated through appreciation of the property’s value. Dividend payments will begin after the building is commissioned and rental operations start; the planned return includes both dividend and capital appreciation components.

Subscription procedure and certificate transactions

An investor can purchase certificates by completing an application on the S1 REIT website or via a manager and completing verification in their personal account. After funding the account, the investment begins to generate returns in accordance with the fund’s terms.

Certificates can be sold independently through the personal account in a few clicks, with funds received within several hours. There is also an option to contact S1 REIT regarding a potential repurchase of certificates under the fund’s terms.
