New developments in Kyiv and the region: apartment and parking prices

According to LUN in a study of the primary real estate market in Kyiv and Kyiv Oblast for October 2026, overall new developments in Kyiv have become 18% more expensive year-on-year, while in the Oblast they have risen by 20.5%. Growth in Kyiv has accelerated over the past six months; the comfort segment is actively appreciating, whereas economy and premium new developments have lost some value over the last six months.

Median prices in Kyiv and Kyiv Oblast

In October the median starting price per square metre in new developments in Kyiv was 65 thousand UAH, which is 18% or 9.9 thousand UAH higher year on year. In Kyiv Oblast the median price per square metre was 43 thousand UAH, a year-on-year increase of 20.5%.

Housing in the capital costs roughly one and a half times as much as in the Oblast: the difference is 22 thousand UAH per square metre, or about 51%.

Prices by district in Kyiv and the suburbs

The highest prices are recorded in Pechersk — the median starting price per square metre is 130 thousand UAH, twice the citywide figure. The most affordable new developments are in the Desnianskyi district, where the median price is 38.3 thousand UAH per sq. m.

Cityscape with residential complexes and parking

The price per square metre in some suburbs can already compete with certain Kyiv districts: in Irpin the median price is 51.8 thousand UAH — the same as in the Dniprovskyi district of Kyiv. In Hostomel the price per square metre is 38.3 thousand UAH, equal to that in the Desnianskyi district of the capital.

Housing classes and parking space prices

The price gap between housing classes in Kyiv Oblast is smaller than in the capital. The comfort segment in Kyiv is showing active price growth, while economy and premium new developments have lost part of their value over the past six months.

The median starting price of a parking space in Kyiv depends on the class of the complex: in the comfort class it is $18 thousand, in the business class $31 thousand, and in the premium class $44 thousand; the difference between comfort and premium is roughly 2.4 times. Location also matters: in Pechersk the median price for a parking space is $41.2 thousand, while in the Desnianskyi district it is $7.4 thousand — a difference of more than 5.5 times. In the suburbs the most expensive parking spaces are found in business-class developments rather than premium ones.
